EICR Landlord Guide
Since 2020, landlords in England are legally required to have an Electrical Installation Condition Report (EICR) for their rental properties. Here's everything you need to know.
Legal Requirements
- EICR required every 5 years for rental properties
- Must be carried out by a qualified person
- Copy must be given to tenants within 28 days
- Copy must be given to new tenants before moving in
- Local authority can request a copy
- Fines of up to £30,000 for non-compliance
What's Inspected
- Consumer unit and protection devices
- All accessible wiring and connections
- Sockets, switches, and light fittings
- Earthing and bonding
- Testing of circuits for safety
- Identification of potential hazards
Understanding Results
- C1 (Danger present): Immediate action required
- C2 (Potentially dangerous): Remedial work needed
- C3 (Improvement recommended): Advisory only
- FI (Further investigation): More testing needed
- C1 and C2 codes must be addressed
- Remedial work must be completed within 28 days
